Buying and selling a home in Walsh Ranch
Walsh Ranch is a master-planned community in west Fort Worth spanning 7,200 acres, with 2,300 acres set aside as open space at full buildout. That ratio is the whole argument for the place: roughly a third of it is intended to stay green.
The short version
And it is about twelve minutes from downtown Fort Worth. That combination — this much open space, that close in — is genuinely unusual around here, and it is why Walsh comes up in almost every conversation I have with families who want amenities without a long drive.
Who Walsh Ranch suits
If you want your weekends handed to you, this is the one. Walsh has more than thirty-two miles of hike and bike trails, community pools, a fitness studio, tennis and basketball courts, multiple playgrounds, a private lake, dog parks, a maker space, and a neighborhood market. Every home has gigabit internet, which matters more than people expect until they try to work from a house that does not.
It suits families who want their kids to be able to ride somewhere. It suits people who work from home. It suits anyone who would rather pay into shared amenities than build their own. It suits you less if you want a one-off house on your own terms with nobody's standards but yours — a master-planned community is, by design, planned.
What the housing is like
This is a planned community, so you are buying into a cohesive look and a set of builders rather than a grab bag of vintages. That predictability is a feature: fewer surprises about construction quality and far fewer surprises about what the street will look like in five years.
Where I earn my keep is in the details buyers skim — which homesite backs to what, which floor plans actually live the way your family lives, and what the finish-out decisions will really cost. With designers and builders at 6th Ave Homes, I can get you a straight answer on that before you commit.
Schools
Walsh Ranch is served by Aledo ISD and has an on-site elementary school. Having a campus inside the community changes the rhythm of a morning in a way parents feel immediately. We will still confirm zoning for the exact address, but the school conversation here starts from a strong place.
The commute
About twelve minutes from downtown Fort Worth. For a community with this much open space and this many amenities, that is the headline number, and it is the reason people who thought they would have to move way out end up here instead.
Straight talk
The honest tradeoff
Master-planned means governed. You get trails, pools, a lake, and a market inside the neighborhood, and in exchange you get community standards and shared costs that go with them. That is a great trade for a lot of families and the wrong one for the buyer who wants total control over their house and their yard. Know which buyer you are before you tour.
From Jenny
Jenny's take on Walsh Ranch
Walsh answers a wish people often state as we want land, when what they actually want is somewhere their kids can ride bikes to a pool. Those are two different wishes, and Walsh answers the second one about as well as anywhere on the west side — trails, pools, an elementary school inside the community, gigabit in every home, and downtown twelve minutes away. What you trade for it is autonomy. There are community standards and shared costs, and that is a good deal for a lot of families and the wrong one for the buyer who wants total control of his own yard. Know which buyer you are before we tour. One practical note: Walsh is built by a lot of different builders and they are not interchangeable. Working with 6th Ave Homes means I can bring someone who builds for a living to walk a home with us and tell you what is behind the finishes.
